Drivers to check:
- Number of circuits. A compliant LU home today runs 10–14 named circuits; older homes typically have 4–6
- Depth of mains. 3-phase 40 kVA suffices for most homes without heat pump; with heat pump and EV, 63 A 3-phase is the baseline
- Chasing versus surface conduit. Surface trunking saves 20–30 % but looks industrial — avoid in living rooms

What to consider
What drives the rewire bill
- Wall construction. Plasterboard and brick chase at 5–8 linear-metres/hour; stone chases at 1,5–3 m/h with extra dust extraction — this alone explains the pre-1970 premium.
- Circuit count. Each additional dedicated circuit (one appliance, one machine) adds €180–€320 fully fitted.
- Consumer-unit size. A 72-module board (3 rows of 24) costs €380–€650 empty versus €210–€350 for 48 modules. Accept 72 modules as a minimum — future-proofs for PV, heat pump, EV.
- Protection plan. Per-circuit 30 mA RCDs doubles the differential count versus old group-RCD practice but is now the LU standard.
- Lighting plan. 12–16 lighting points in a 160 m² house adds €1 600–€3 200; a domotique scene controller at €180–€360 per room adds €2 500–€6 000 on KNX.
- Data and smart. Cat 6A to every room at one socket: +€180–€260/room. Structured cabinet in basement: €450–€900.
- Commissioning. Insulation, earthing and continuity tests, the signed end-of-works notice to Creos and Creos re-activation: €450–€900 flat fee, always billed separately.
- Season. Winter rewires with heating off for 3–5 days may require temporary heating at €150–€300/day.
What to consider
What a rewire quote includes and excludes
Standard inclusions on a LU rewire:
- On-site audit, circuit list and single-line diagram
- Creos liaison for counter replacement or upgrade
- New consumer unit (tableau) with master isolator
- Per-circuit 30 mA RCDs and curve-C breakers
- Earth bonding review, new equipotential bar
- Fresh PVC conduits, cable class H07V-U or H07V-K
- Minimum 10 circuits: 2–3 lighting, 2–3 socket, 1 oven, 1 hob, 1 dishwasher, 1 washer, 1 drier/boiler
- Sockets and switches of a named brand (Legrand, Niko, Hager, Schneider)
- Dust extraction, daily site clean, debris disposal
- Insulation and earth tests with a written test report

Every exclusion should be priced as a call-off item in the devis — a single lumpsum is how €15 000 ends at €22 000.
What to consider
LU context — grid rules, Creos and TVA
Electrical installation in Luxembourg is carried out under a master electrician registered at the Chambre des Métiers. Working with an unregistered electrician voids home insurance for fire originating in the installation — non-negotiable.
Grid-operator rules:
- Work follows the grid operators' technical rules (TAB-BT) and must be done by an approved electrician
- The electrician's insulation, earthing and continuity tests document the work
- For a new connection or more power, the electrician sends Creos a signed end-of-works notice, and Creos checks the installation before fitting the meter
- In Luxembourg City, a Certificat du Service de l'Électricité is also required for connections
Creos side:
- Contact Creos at least 4 weeks ahead for counter changes or supply upgrades
- Counter replacement includes the new smart-meter module; the private installation starts at the main circuit breaker inside the property
- Three-phase 63 A requires a dedicated application and may need cable-route upgrades at €40–€90/linear metre
TVA:
- Standard 17 % on labour and material in second homes, commercial premises and dwellings nobody uses as a main residence
- 3 % super-reduced rate on eligible work in a main residence (owner- or tenant-occupied) at least 10 years old at the start of the works, AED approval requested before start, VAT advantage capped at €50 000 per dwelling
- Smart-meter replacement is neutral (Creos-funded)
Communes: declared electricians active across Luxembourg-Ville, Esch-sur-Alzette, Differdange, Dudelange, Mersch, Ettelbruck, Diekirch and the northern cantons. Reach-out to three for comparable devis.
What to consider
How to compare three electrician quotes
Rewire quotes on identical briefs land within ±15 %. Wider spreads flag a different consumer-unit spec or a missing test line.
Brief pack for three electricians:
- Plan with room-by-room square metres
- Existing installation age and photo of current consumer unit
- Desired circuit list (lighting, sockets, appliances, EV, heat pump, PV)
- Target consumer-unit size (modules)
- Brand preference for switches and breakers
- Level of domotique (none, starter, KNX)
- Target end date and any constraints (children schooling, elderly resident)
Six comparison checks:
- Single-line diagram attached. Without one the quote is speculative
- Brand and reference of consumer-unit components. Hager, Schneider, ABB
- Switches and sockets brand and finish. Legrand Céliane, Niko Pure, ...
- Cable class and cross-section per circuit. 1,5, 2,5, 6 mm² with reasoning
- Test line-item. Insulation, earthing and continuity tests, plus the Creos end-of-works notice if a new connection or more power is needed
- Insurance in devis header. Ask whether the firm holds décennale or professional liability insurance and request the certificate; it is not compulsory for contractors
Three quotes on a shared brief land ±15 %. A €10 000 quote against two €16 000 quotes usually cuts the circuit count in half or skips the per-circuit RCD — neither is acceptable.
What to consider
Hidden costs and red flags
- Asbestos insulation in old cables. Pre-1970 cable insulation sometimes contains asbestos — diagnostic and safe removal: €1 200–€3 600 extra.
- Discovery of aluminium cabling. Late-1960s LU homes occasionally used aluminium; full replacement required under modern rules: +€2 500–€5 000 on a 150 m² house.
- Hidden junction boxes. 1980s homes have buried junction boxes behind plaster; opening for test and replacement: €40–€90 each.
- Earth-spike upgrade. A corroded or missing earth electrode adds €350–€700.
- Counter cabinet relocation. If the Creos counter is inside a wardrobe or in an inaccessible spot, relocating the cabinet costs €650–€1 800.
- Painting and plastering supplement. After chasing, €12–€25/m² is the realistic bill; a contractor promising "leave the walls tidy" without a painter line is setting up for change orders.
Red flags — walk away:
- "Autorisation d'établissement" or ITM master-electrician registration not listed
- No single-line diagram in the quote
- Circuit count under 8 on a 140 m² house
- No test line
- Pre-payment above 25 % before materials are on site
- Promise of Creos re-activation in under one week without a written Creos dossier plan
- Foreign installer without LU Autorisation d'établissement — unacceptable
