Drywall or masonry — how to choose

  • A fireplace, log burner or radiator stand will sit against the wall

Hybrid builds worth knowing:

  • Masonry base up to 1,2 m plus drywall above — common in bathrooms where only the lower tile zone needs masonry

Declared labour — the non-negotiable rules:

  • Radiator pipework passage through the wall
  • Acoustic sealant at the wall-to-floor and wall-to-ceiling junctions — the single biggest source of acoustic failure when missed
  • Primer coat (not paint — just a finishing primer ready for the painter)

Red flags:

  • A lump sum without m² rate
  • No stud spacing or board thickness specified
  • No acoustic class stated for a bedroom or office wall

Disruption profile:

  • Dust is the main issue; masonry produces more, drywall less but still coats the room
  • Plan to seal off the working room with a zipped plastic door and keep kids and pets out
  • Noise: masonry is louder (drilling for lintels, cutting blocks); drywall is quieter but still uses circular saws
  • Service continuity: no cold-water or electricity cut if the wall is purely non-structural and no utility passes through

Access details that matter:

  • Upper-floor projects need material carry up the stairs — factor a half-day labour premium for 2nd floor or higher
